Basements are one of the most critical areas of construction and conversions. According to the New BS8102 - 2022 the waterproofing must be designed by a qualified, suitably experienced, Waterproofing Design Specialist appointed to the design team before technical design, RIBA 4.
Failures in the waterproofing system can be disastrous and expensive to remedy so the designer must have 10 million PI and accept full design liability.
Waterproofing a basement is a project which has to be carried out by specialist professionals with insurance for basement waterproofing to ensure a trouble-free contract.
MacLennan work as delivery partners for the major waterproofing materials manufacturers but the manufacturers will not take on design liability so should not be doing the design.

What construction type are you waterproofing?
The Importance of Basement Construction Types.
There are several methods of waterproofing a basement in new build homes and each form requires a different type or combination of waterproofing.
The waterproofing is designed to achieve a grade of environment suitable for the intended purpose, contents and finishes of the proposed basement according to table 2 of BS8102. The grades have changed in the 2022 update of BS8102:
- Grade 1a or 1b can be damp or wet.
- Grade 2 is watertight but no environmental control so condensation is possible. (click to read more)
- Grade 3 has to be dry. No leaks, damp or condensation.
These grades are achieved by a combination of three types of waterproofing. It is a requirement of British Standards and all insurance companies that you consider two forms of waterproofing if the consequence of a leak is unacceptable, or the rick of a leak is high.
