New Build Basement Waterproofing
MacLennan design and install basement waterproofing systems for new build properties that comply with British Standard BS8102 2009 and all insurance company and local authority requirements.
Basements are one of the most critical areas of construction and conversions. Failures in the waterproofing system can be disastrous and expensive to remedy.
Waterproofing has to be carried out by specialist professionals to ensure a trouble-free contract.
It is a requirement of British Standards that waterproofing design should be carried out by qualified and experienced contractors and not manufacturers. Manufacturers may give design advice and details, but will not usually accept any design liability and will never accept liability for the installation.
MacLennan design and install waterproofing solutions using the best and most suitable system available for each project. All work is covered by £10 million PI and products insurance which covers all aspects of the work.
What construction type are you waterproofing?
The Importance of Basement Construction Types.
There are several ways to construct a new build basement and each form requires a different type or combination of waterproofing.
Waterproofing is compelted to different grades according to BS8102, depending on what the intended use for the basement is going to be.
- Grade 1 is for Utility use, such as a carpark, and can be wet.
- Grade 2 is for Better Utility use, such as a plant room, and can be damp.
- Grade 3 is for Habitable use, such as housing, lesiure, retail, etc., and must be dry.
These grades are achieved by a combination of three types of waterproofing. It is a requirement of British Standards and all insurance companies that you consider two forms of waterproofing if the consequence of a leak is unacceptable, or the rick of a leak is high.
As a company of highly qualified waterproofing designers and specialists, we strongly disagree with some grades in the British Standards and believe compliance with the grades could lead a design team, client or contractor into a world of trouble.

This is unacceptable and can be easily avoided with a basement waterproofing expert's design.

New basement waterproofing failures are normally down to poor design and installation by non-specialist contractors.
Our specialist team of waterproofing technicians have over 30 years' of experience in designing and installing waterproof systems. MacLennan offer a full design and installation service to avoid liability and leaks.
The MacLennan design team work directly from drawings in auto-CAD or PDF that our trained and experienced waterproofing technicians then work from to ensre the system is installed according to the technical design.
