Building a new basement under an existing property

Basements are one of the most critical areas of construction. According to the latest British Standards, two forms of waterproofing are required to ensure the client’s below-ground area remains dry and free from water ingress. These new guidelines ensure the repairability and serviceability of the complete waterproofing system.
MacLennan were called upon by regular clients to assist with the design, supply, and installation of a suitable waterproofing solution for a new build basement under an existing property in the sought-after area of Kensington, London. The new basement will house a gym, family room, wine cellar, and staff areas. Additionally, the existing under-pavement vaulted area at the front of the property also requires a waterproofing solution.

Method
To comply with British Standards for waterproofing below-ground structures (BS8102:2022), we have included both the crystal coat and cavity drain system for the two-level basement.
Deck waterproofing will be installed on the basement roofs (known as the decks) at the front and rear of the property, this is where the basement extends beyond the footprint of the property above. We have also made provisions for the light wells and lift pits to be coated with our crystal coat only.



Results
MacLennan successfully installed a fully compliant waterproofing system in the basement at this beutiful large family home in Kensington, London.
The project was completed within the agreed time frames and budget.
We provided our own design and were engaged to carry out the installation, offering a comprehensive design, supply, and install service. As part of this service, we assume full liability for the waterproofing design, which is covered by our Design Guarantee and protected by our £10 million PI insurance.
