Project: Gas Waterproofing Pewsey

Introduction

MacLennan were asked to design a cavity drain membrane waterproofing system which would also deal with ground gas.

Working closely with the contractor, architect and engineer the MacLennan Team designed a Cavity Drain system that would be fitted to the Reinforced Concrete Basement, which was constructed within Contiguous Piling. MacLennan had design the cavity drain waterproofing system to accommodate the ground gas (radon gas)  and waterproofing .This would be achieved by using the PAC system. Method

The MacLennan 8mm cavity drain system was fixed to the walls and laid over the concrete floor. Base drain channels fixed at all joint points ensure that any water present will flow to the sump and then be pumped into the drainage system. The Pumps which are controlled by a separate control panel, were fitted with a battery back-up in case of power failure.

Because of the risk of radon gas, the waterproofing system is double sealed and then integrity tested by pumping in air to check that the system is not only water tight but gas tight. Then air is fed through a duct at the top of the wall membrane , which creates a slightly higher pressure behind the membrane, which forces any gases down to the cavity drain sump chamber where they are extracted through a vent pipe.

The two systems work in unison to ensure not only a dry environment but a safe environment.Radon gas is in itself a problematic gas, we cannot see, smell or taste it: you need special equipment to detect it. It comes from the rocks and soil found everywhere in the UK. The cavity drain membrane was then plastered ready for decoration. The MacLennan cavity drain system conforms to British Standard BS8102 and PCA codes of practice.

The top of the wall is a critical detail between the basement waterproofing and the damp proof course. The maclennan team spray applied our Polyprufe deck and wall waterproofing system which created a very durable , seamless, elastic waterproof barrier which protected this vital area of construction which is so often overlooked.


RESULT

By using MacLennan as the waterproofing and radon gas specialist for this project, the new basement became a safe environment with NO risk of radon gas build-up. We also provide insurance backed guarantees for our work, which gave the client long term peace of mind. The work was very time sensitive and MacLennan agreed to a very tight programme, and delivered the project on time and within budget.
