New basement waterproofing and Structural repairs to a family home in Winchester.

MacLennan waterproofing specialists were approached by Winchester based quantity surveyors, Quadrigy Ltd, to assist with a new basement being built under an existing family home. The basement would also have a small deck area above.


The original builder on the project hadn’t installed the waterproofing correctly and so Quadrigy took over and sought our professional advice to design, supply and install waterproofing to get the job back on track for the homeowner. The original building itself was also in need for some crack repairs to the brick work, and so MacLennan’s Helical repairs specialist were also called upon to carry out structural survey and repairs.

Method


After surveying the property and assessing the works carried out by previous trades. MacLennan’s experienced waterproofing design team specified that a Crystalcoat and ventilated cavity drain system should be installed to achieve a dry and liveable space in the basement.

To future proof the works carried out, there were inspection ports installed for the waterproofing system so this could be serviceable, so any issues could be easily rectified without causing damage to the finished property. MacLennan also installed sumps and pumps to help carry any water ingress away from the property. This way any water that would potentially enter the basement, would be drained away into the sump and expelled by a pump system.

The deck area above the basement, also needed to be waterproofed to protect the living space below. MacLennan's specially trained technicians coated the prepared the surface with primer before appling Polyprufe to the Deck and Upstands. An Electronic Integrity Test was used to ensure there were not defects in the finished coating.

Maclennan’s specialist on Helical repairs assessed the damage to the external walls of this family home. The masonry joints needed to be chased out to be able to install the Helical Crack Stitch system. A Maclennan Technician was tasked with grinding out the existing pebbledash render to find the brick course bed joint. Strong Helical beams were then inserted into the brickwork followed by Grout insertion, ready for rendering.

 

Result

MacLennan designed, supplied and installed waterproofing to the newly built basement under this existing property. All works were completed within the time frame and budget.

The Polyprufe system is guaranteed for 10 years and all this work is backed by MacLennan’s full installation guarantee and PI cover on the design.
